FREQUENTLY ASKED QUESTIONS
HOW DO I SCHEDULE A SHOWING?
To schedule a showing, you can submit your information through our website on the "Vacancies" tab under "Rentals". Within 5 minutes you should receive an email from our scheduling software, Tenant Turner, with a few prequalifying questions, a link to upload your Driver's License (this is required for safety reasons) and a link to schedule a showing.
HOW DO YOU SCREEN PROSPECTIVE RESIDENTS?
Social Security or Tax-ID Number
Each adult applicant must present evidence of a valid Social Security or Tax ID Number for the purpose of obtaining a credit report and matching to a photo ID.
Employment and Income
Applicants must have a combined verifiable monthly income from a local employer equal to or greater than three times the monthly rental rate. Any non-employment and/or passive income must be guaranteed for the term of the lease by the government agency or payer.
If Applicants have rental history, they must show a history of satisfactory rent payments, utilities payments and occupancy with all landlords over the previous two years. Applicants must have given sufficient notice-to-vacate at their last address. Judgments and evictions from any previous landlord in the previous 5 years are considered bad credit.
Squared Away Property Management runs a credit report on all applicants and requires good credit to be approved. Credit scores above 690 are considered good credit. Credit Scores between 650-690 are considered fair and will be approved with the addition of an approved Co-signer. Applicants with no credit will be treated as "fair credit". Scores between 600-649 are considered questionable credit. All scores below 600 are considered bad credit. Questionable credit scores are not automatically declined, and may still be considered depending on the applicant’s overall file and lease negotiations. In situations where multiple applicants are applying together, the lowest credit score will be the score that is used to determine eligibility.
We require Co-signers to have a minimum Credit Score of 720. Our Income and Credit requirements for Co-signers are more strict as Co-signers need to be able to demonstrate that they would be able to cover their bills, along with the applicant they are co-signing for, should the applicant default.
Applicants may be denied for any felonies of illegal manufacture or distribution of a controlled substance within the last 7 years, crimes resulting in bodily harm or intentional damage or destruction of property, within the last 7 Year.

Does Squared Away Property Management make any exceptions on the above mentioned guidelines??
Possibly, but we cannot know until you first complete a full application for us to consider. It will not help for you to call and present specific scenarios or questions. We simply must have a completed application before we can entertain any possible exceptions to the guidelines.
HOW LONG DOES IT TAKE TO BE SCREENED?
Typically, it takes 2-3 business days to be screened. Delays can be caused by verifications and referrals that we need to contact. Once we find the first qualified applicant, we let them know as soon as possible. Once the applicant has been qualified, they must sign a lease and submit a security deposit to secure the unit. Applicants who do not qualify are also notified by email.
CAN I RENT A PROPERTY WITHOUT ACTUALLY SEEING THE PROPERTY?
We strongly do not suggest it. At the minimum, we will make arrangements for you to see a video tour of the unit but still strongly encourage an in-person tour as we want to be sure that the future resident loves their new home in the location and the condition that it is in. Should an applicant decide to still move forward without seeing the unit in person, they accept all risks and liability.
DO YOU ALLOW PETS?
Q: Do you allow pets?
Squared Away Property Management LLC is pet-friendly and many of our homes do allow pets. However,this answer is ultimately the decision of our home owners. If there is a property that interests you and you would like to know if it allows pets, please reivew the listing information and make an inquiry by providing the property address, animal type, breed type and quantity to firstname.lastname@example.org. Note that due to insurance regulations, guard dog breeds are not accepted. You can do a web search for "guard dog breeds" for a list of breeds considered to be in this category. We strongly recommend that you inquire and obtain pet approval prior to submitting an application since application fees are non-refundable.
Our pet policy is as follows:
- An additional $300 - $600, per pet, added to the Security Deposit. We also charge additional pet rent of $25 for small animals (under 40 lbs) and $50 for large animals (41+ lbs), monthly.
- 2 pet limit per household
- Guard dog breeds are not permitted
- Rental applicants with household pets or service/companion/assistive animals are required to submit a per pet application through a third-party pet screening vendor as part of our rental application
HOW DO I FILL OUT AN APPLICATION FOR MY PET, ANIMAL, SERVICE ANIMAL, ASSISTANCE ANIMAL OR EMOTIONAL SUPPORT ANIMAL?
To fill out an application for your pet, animal, service animal, assitance animal or emotional support animal, please go to https://www.petscreening.com/referral/t1RSI0gQMt0r. Applications will not be considered complete until this step is complete. Please note, this application is administered by a third-party pet screening tool. The application fee is $20 for your first pet, $15 for all additional pets, and $0 for assistance animal applications.
HOW MUCH DO YOU CHARGE FOR A SECURITY DEPOSIT?
We typically charge 1-2 months rent. If the resident has a pet, we charge additional security deposit, but we do not earmark it as pet deposit so that we can use it for any damages (not just pet damages) in the future. Additionally, questionable items on the credit report may require a security deposit equal to two month's rent.
DO YOU RENT TO SECTION 8?
Landlords are not required to house families in the Section 8 program. Landlords have the freedom to rent to whoever they like, so long as they are not discriminating against potential residents based on color, race, religion, sex, familial status or national origin. We will include if section is offered on each listing.
DO YOU REQUIRE RENTER'S INSURANCE?
While we do not mandate that each Renter maintain Renter's Insurance (which insures the tenant's belongings), we do require that each tenant maintain at least $100,000 coverage of Tenant Liability Insurance for the duration of their Lease Agreement. This protects agaainst damage to the landlord’s property for no less than the following causes of loss: fire, smoke, explosion, water damage, backup or overflow of sewer, drain or sump. Tenants may purchase their own renter’s insurance (which typically also covers Liability) or they will be opted into Appfolio’s Tenant Liability Insurance for a total cost of $12 a month.
